If your home is over 20 years old and still has the original paint and/or siding, here is the reality:

Cracked, bubbling, chipped, or missing paint is NOT a cosmetic issue. Paint isn't just color - it is the foundational to the building envelope which is your moisture defense system. If it fails, water gets in.​ When water gets in, your problems become much bigger than a new paint job.

Fix it the right way

This was built wrong from the start. The sill plate was sitting in gravel, wood was wicking moisture and the flashing was directing water into the wall instead of away from it.

We removed the failure points, rebuilt it correctly with Hardie Lap and proper flashing. Finished with Sherwin Williams Emerald Exterior Latex.

Bathroom Rennovations

There are few areas of a home as important as the bathroom. It’s a space that combines function, comfort, and — most importantly — waterproofing.

Over time, materials break down. Caulking dries out. Grout cracks. Fixtures wear. Waterproofing systems age. Eventually, something gives — whether it’s gradual deterioration, a plumbing failure, or simply the realization that you’re ready to move on from an outdated space.

Bathrooms can be remodeled in several ways, but the focal point is almost always the shower. On its own, the shower is typically the most complex and most expensive component of the bathroom. It carries the highest demand for proper waterproofing and long-term durability.

When I remodel a shower, I typically raise the shower head to modern height standards and replace the mixing valve unless it’s relatively new. If the walls are open, it makes sense to address those components while everything is accessible rather than revisit them later.

The design options for a shower are nearly limitless. Common upgrades include:

  • Frameless or semi-frameless glass doors

  • Built-in benches

  • Grab bars

  • Custom tile work

  • Recessed shelves or niches

  • Additional shower heads

  • Multiple mixing valves

  • Tub-to-shower conversions

  • Updated fixtures and finishes

Every remodel is different. The approach depends on the existing conditions, the desired layout, and the level of finish you’re aiming for.

Most Economical Shower/ Tub

The most economical option for a shower or tub upgrade is a fiberglass-reinforced acrylic unit. These are commonly installed as drop-in or direct-to-stud systems and provide a durable, low-maintenance surface with a clean appearance.

There are several styles and configurations available for tub/shower surrounds, depending on layout and plumbing location.

We install these systems starting at $4,500, which includes removal of the existing unit, installation of the new surround, and replacement of the mixing valve and trim. Updating the valve while the wall is open helps ensure long-term reliability and avoids having to reopen the area later.

Mid-Range Option: Acrylic Pan with Tiled Walls

A common mid-range approach is installing an acrylic shower pan or tub base with tiled walls.

The acrylic pan provides a factory-sloped, waterproof base. The tile walls allow flexibility in design while maintaining durability and clean lines.

 

Typical scope of work includes:

  • New acrylic shower pan or tub

  • Wall waterproofing system

  • Floor/Tub to ceiling tile installation

  • Optional niche or shelving

  • New mixing valve and trim

  • Shower head raised to 7'

  • Optional ADA grab bars

  • Optional built in or foldable bench

If converting from a tub to a shower, the existing 1½" tub drain must be replaced with a 2" P-trap and drain line to meet current plumbing code. That requires opening the floor and adjusting plumbing below prior to setting tub/pan.

In today’s market, projects in this category generally start around $10,000, depending on tile selection and design, glass, layout changes, and plumbing modifications.

Fully Custom Tile Shower

High-End Option: Fully Tiled Floor and Walls

 

At the higher end, a shower is built entirely from scratch — the pan, the walls, and sometimes even the ceiling. Nothing is off the shelf. Every component is constructed specifically for the space and layout of the room.

This type of build includes a fully waterproofed shower system with a custom-built pan and tile throughout. The floor can be done in a traditional sloped design with a centered or off-centered drain and mosaic tile, or with large-format tile using precision envelope cuts to maintain proper slope. From there, it can be upgraded to a linear drain system with a long, narrow stainless cover, or even a tileable drain cover that blends seamlessly into the surrounding floor for a cleaner, more integrated appearance.

The available upgrades are similar to a mid-range shower, but with greater flexibility. Benches can be fully integrated into the design, multiple shower heads can be installed, including rain heads or body sprays, and dual mixing valves can be added for independent control. Frameless glass enclosures are common at this level to complete the look.

This level of build allows for complete design flexibility and detailed finish work. It also requires more labor, careful layout planning, and precise waterproofing because every element is custom fabricated and installed on site.
